Understand
the Management’s intent/vision and objectives for mixed use
development at a particular location

Survey
the market/environment to keep abreast of national and global
trends/ best practices in the area of architecture and design in
the real estate industry
-
Undertake
market research on a regular basis to identify design consultants
and architects of global repute relevant for specific projects
-
Understand
the overall budget and budgetary allocation for various phases of
the project and ensure adherence to the same through the design
and construction phase
-
Conduct
a detailed analysis of the site in terms of its boundaries,
topography, impediments (if any) to development e.g. high tension
line passing over the plot, applicability of civil aviation
guidelines etc.

Interact
with the Liaison Architect to understand the local rules/
regulations/ norms pertaining to mixed use real estate
development (such as urban development regulations, allowable
FSI, carpet area, civil aviation authority rules etc.) and the
various approvals/ permissions/ sanctions etc. required from
local authorities/ central regulatory bodies

Coordinate
with the Liaison Architect to understand implications of specific
design features on the overall approvability of the plans, and
make modifications as required
-
Assist
the Liaison Architect in interacting with the local approving
authorities (as and when required) for the purpose of permissions
and approvals
-
Set
the pre-qualification criteria for empanelment of local
architects and consultants; in coordination with the Director –
Architecture and Planning
-
Identify
local architects based on the pre-qualification criteria and
analyze their technical capability, credentials/ past
performance, adequacy of infrastructure and resources and
commercial estimates
-
Identify
consultants for various functional areas across projects such as
Structural consultants, Services consultants, Interior design
consultants, Facade consultant, Landscape consultant, Lighting
consultants, Acoustics and AV consultants, Graphics &
Signages consultants etc.

Prepare
the design brief of the project based on the design intent of the
project/ project vision, prevailing market conditions and
provide it to Director – Architecture and Planning for review
and finalization

Ensure
that the design brief includes design strategy/ principles,
target segments, open areas, desired design trends and
innovations, FSI utilization, overall timelines, etc.

Coordinate
with the international consultant to obtain the concept designs
in a timely manner
-
Review
the concept design to ensure alignment with the design intent of
the project, local development rules/ regulations, space
optimization requirements etc.

Carry
out extensive reviews of the detailed working drawings developed
by the local architects in the design development phase, to
validate the carpet area, loading and related calculations and
ensure alignment with the business plan (in terms of saleable
area, chargeable area etc.)

Provide
inputs to the local architects in terms of alignment with the
design intent, adherence to regulatory restrictions such as
civil aviation, health and safety considerations, design details
such as size of elevators, etc. and ensure that the drawings are
revised accordingly

Conduct
meetings/discussions with local architects and various
consultants so as to clarify issues (if any) and support
finalization of the drawings

Review
the drawings for placement of critical equipment such as
chillers, DG sets, water tanks etc. and ensure that the MEP/
services are effectively housed

Review
the drawings from a look and feel or interior design perspective
and provide recommendations (if any); in coordination with
Director – Architecture & Planning

Coordinate
with the local architects and consultants for timely development
of GFC (good for construction) drawings, and post approval from
the Director – Architecture & Planning and Management,
ensure hand-over to the Projects team

Conduct
timely reviews of the BOQs submitted by the local architects and
consultants for comprehensiveness, adequacy of detailing, rate
analysis etc.

Coordinate
with the local architect to get the elevation drawings are
prepared on-time
-
Review
the detailed drawings provided by the façade and landscape
consultants for feasibility and approvability by the local
authorities

Monitor
whether the Architect responsible for the site is participating
in the weekly Project Review Meetings and is proactively
highlighting all important issues/concerns,
challenges/bottlenecks
